As with so many tax-related subjects, the 1031 exchange is a complicated system—so complicated, in fact, that it’s not until recently that people have started to use it widely to its full potential. Its complexity is due, in large part, to two competing factors: first, an investor can easily be disqualified from taking advantage of the exchange by failing to follow its restrictions. At the same time, however, many important features of the exchange are poorly defined, leaving room for interpretation. Uncertainty has historically discouraged investors from using the exchange, but with the help of experts in the financial and real estate fields, in recent years people have begun successfully deferring payments of thousands of dollars and even avoiding high tax bills altogether through the wise use of this accommodation. Here are the basics on the 1031 exchange and how it affects lake houses for sale in SC.

The Origins of Lake Keowee Real Estate

The Lake Keowee real estate market has been an extremely active place for decades. Home shoppers can find a surprising variety of existing houses along the lake’s hundreds of miles of shoreline, and new communities are still being planned and built in the area each year. But it wasn’t always that way. In fact, just fifty years ago, there was no lake there at all! Here is a brief history of how Lake Keowee and its vigorous real estate market came into being.

Built for Power and Play

You may already know that Lake Keowee is a manmade lake. SC actually has very few natural lakes, and in order to support the water and other needs of the state’s growing populations, a number of manmade lakes were created around South Carolina by damming rivers. Three of those are right here in the Upstate region: Lakes Keowee, Jocassee, and Hartwell. There were two primary reasons behind the plans to create Lake Keowee: power generation and recreational activity. South Carolina has certainly benefitted from the lake water’s potential for generating power and for cooling nuclear components: the Oconee Nuclear Station is one of the United States’ leading producers of nuclear power.

Locals who have purchased Lake Keowee, SC homes for sale have also benefitted from the lake’s recreational potential. It is a very special experience to water ski, boat, fish, and swim in the beautiful lake water while surrounded by forests and within view of the Appalachians. Lake Keowee real estate and recreational activity have been in great demand with those who have been fortunate enough to discover them ever since the lake was formed in the late 1960s.

Creating Lake Keowee

In the early 1960s, Duke Energy, one of the main power companies operating in South Carolina, proposed a plan for flooding designated areas in the Upstate region, creating manmade lakes, and using the water for power generation and other purposes. The plan’s approval was followed by a massive, complex effort to purchase land in the area from private owners, clear the land of trees and buildings, and alter what would become the lake’s floor in order to make the future lake as useful as possible to power plants.

The land preparation was complicated by the existence of historically significant Native American and pioneer archaeological sites in the area. The developers made a concerted effort to locate and remove artifacts of value to historians, but divers still enjoy searching the lake bed for items left behind by the valley’s original residents.

The Lake Keowee Real Estate Market

Once the lake was open to the public, it didn’t take long for people to see that it was a wonderful place to visit, and an even more wonderful place to live. The quickly growing areas of Greenville, SC; western North Carolina; and even Atlanta, GA are within a comfortable driving distance of Lake Keowee, and people loved being able to enjoy boating and fishing far away from the crowds of the Atlantic coast and other better-known vacation spots. Forty years later, the many Lake Keowee, SC homes for sale continue to offer a unique balance between recreational opportunities and quiet, natural beauty.
