  • New Listings: 21 homes hit the market in July, down 12.5% from last year. With fewer fresh options, competition remains steady for desirable properties.
  • Pending Sales: Only 6 homes went under contract, a significant 60% drop year-over-year. This slowdown is simply a pause as families enjoy summer vacations.
  • Closed Sales: On a brighter note, 14 homes closed in July—a 40% increase over last year. This uptick suggests that while fewer homes are going under contract, those that do are making it to the finish line.
